If you are intending to build a new residential development or convert an existing commercial building into residential for sale, you will require a Professional Consultant’s Certificate (PCC). A PCC is required for your purchaser(s) to obtain their mortgage on your property from most mortgage lenders

A Professional Consultant's Certificate (also known as an Architect's Certificate) gives mortgage lenders the peace of mind that the new property that they will be providing a mortgage on has been constructed properly. The liability lasts for 6 years. PCCs are not defects warranties but they are far more cost effective than obtaining structural warranties and still provide the assurance required by nearly all mortage companies for their mortgage lending

Envisaged concentrate on being completely proactive and thorough in our inspections to order to ensuring any problems are spotted and dealt with immediately whilst the project is still on site. We save you money by concentrating on avoidance, not remedy. We iron out issues when they are easy to resolve on site, so they do not grow into larger expensive problems later on

Our Professional Consultant's Certificates are extremely economical - if you have a number of dwellings to certify generous discounts will be offered - our certificates offer a saving of around 50% compared to a structural warranty

Our Professional Consultant's Certificates use the same standard form as approved by UK Finance, which is the Certificate accepted by the majority of mortgage lenders

We check that the Building Inspector is performing and can advise on general design of your build beyond certification. We are architects and know how buildings are put together, so nothing gets past our inspections, but we don't interfere with your site works or the running of your project. We will inspect the workmanship and certify your completed building and that's it - we are there to help you sell

We like to be involved with projects from the start but if you require a retrospective certification we can also do that

THE PROCESS

Get a quote
Fill out our contact form or ring us up for a quote. You can add one or as many properties as you wish within the same build site - we offer discounts for multiple dwellings

Email your project files to us
We will require:
  • A copy of the Building Control submission drawings
  • Contract drawings and specification, if there are any

Book the inspections
Either we will pre-arrange visits to suit your build programme, or we will attend site at regular intervals throughout the construction period as required - usually five visits. After your first inspection we will send you an invoice for payment of 50% of the fee, the balance is payable on completion

Inspections & Reports
We will carry out an in depth inspection of your development at various milestones, and provide you with an inspection report immediately after all the site visits. We will list any non-conformities and/or advisories and suggest how to remedy any potential issues

Final Inspection
We will carry out a final inspection when the property is completed. We will require a copy of the Building Control Completion Certificate before your Certificate can be issued. Then we will send you the Professional Consultant's Certificate
